September 2026 Winnipeg Real Estate Market Update: More Choice for Buyers as Prices Remain Strong
The Winnipeg real estate market moved into fall with a noticeable shift in September. Buyers had more homes to choose from, sales activity slowed compared to last year, but home prices remained strong. Across the Winnipeg Regional Real Estate Board market region, 1,250 MLS® sales were recorded in September, down 10% from September 2025 but essentially in line with the five-year average. At the same time, active listings climbed to 4,234, an increase of 14% year-over-year and 5% above the five-year average. September Market Release
September 2026: Winnipeg Detached Homes
For detached homes specifically within Winnipeg, September saw 568 sales, down just 3% from the same month last year and actually 3% higher than the five-year average. The average sale price reached $462,689, representing a 3% increase from September 2025 and a 7% increase over the five-year average. September Market Release
One of the biggest changes we’re seeing is inventory. Winnipeg had 1,071 active detached listings, up an impressive 26% from last September. That means buyers are finally seeing more selection after several years of exceptionally tight inventory. Despite that increase in supply, prices continue to hold firm, showing there is still healthy demand for well-priced homes.
The most active detached price range in September was $300,000–$399,999, accounting for 199 sales or 23% of all detached sales. Homes priced between $400,000 and $499,999 weren’t far behind, accounting for another 171 sales. The upper end of the market was active as well, with 25 homes selling for $1 million or more, compared with 15 during September 2025.
September 2026: What’s Happening With Winnipeg Condos?
The condominium market experienced a more significant slowdown. Winnipeg recorded 128 condo sales in September, down 22% year-over-year. Active condo listings, meanwhile, jumped 28% to 455 units, giving condo buyers considerably more choice. The average Winnipeg condo price was $289,388, down 3% from September 2025 but still 3% above the five-year average. September Market Release
River Heights recorded the most condo sales in Winnipeg during September, followed by Osborne Village, Waverley West and Downtown. The $200,000–$299,999 range was the most active segment of the condo market, representing 32% of September condo sales. September Market Release
Looking at the Bigger Picture: September 2026 Winnipeg Real Estate Market
While September sales softened, the year-to-date numbers show that Winnipeg’s real estate market remains resilient. Through the end of the third quarter, the average detached home price across the entire market region reached a record $467,687, up 3% from last year and 8% above the five-year average. The condominium average also reached a record $288,751, up 2% year-over-year. September Market Release
Within Winnipeg specifically, the year-to-date average detached price reached $479,807, an increase of 3% from 2025, while 5,047 detached homes have sold so far this year. September Market Release

There are more properties to consider, and in some segments buyers may have more time and negotiating room than they experienced during tighter market conditions. However, with prices remaining above both last year’s levels and longer-term averages, desirable homes that are priced appropriately can still attract strong interest.
For sellers, September’s numbers reinforce the importance of pricing and presentation. More listings mean more competition for buyer attention. While values remain strong, today’s buyers have more alternatives, making professional marketing, proper preparation and an accurate pricing strategy increasingly important.
As we move further into the fall market, Winnipeg continues to offer an interesting balance: more selection and slightly softer sales, but home values that remain historically strong.
