August 2026 Winnipeg Real Estate Market: Prices Reach New Year-to-Date Highs

The Winnipeg real estate market continued to show an interesting mix of higher prices, more inventory and fewer sales in August. While overall sales activity slowed compared to last year, both residential detached homes and condominiums reached their highest year-to-date average prices on record through the end of August. 

For buyers, the increase in available listings means more choice. For sellers, prices remain strong, but with more homes on the market, proper pricing and presentation are becoming increasingly important.

August 2026 Real Estate Market By The Numbers

Across all MLS® property types, there were 1,326 sales in August, down 5% from August 2025 and 5% below the five-year average. At the same time, active listings climbed to 4,102, an increase of 13% from last year and 4% above the five-year average.

Total dollar volume reached approximately $522 million, down 7% year over year but essentially in line with the five-year average. 

Simply put, there were fewer transactions taking place in August, but buyers had considerably more inventory to choose from.

August 2026: Detached Homes Remain Strong

Residential detached homes recorded 915 sales in August, down 6% from last year. Active listings, meanwhile, jumped 19% to 2,010 homes.

The average detached home price was $439,216, down 3% compared to August 2025 but still 5% higher than the five-year average. Within Winnipeg, the average detached price was slightly higher at $453,247

The bigger story emerges when we look at the year as a whole. Through August, the average residential detached price reached $468,679, up 3% from last year and 8% from the five-year average—the highest year-to-date figure on record. 

Where Are Buyers Most Active: August 2026 Real Estate Market?

Waverley West recorded the most detached home sales within Winnipeg during August, followed by St. Vital. Outside Winnipeg, Steinbach led the way, followed by the Morden/Winkler area.

The busiest segment of the detached market was the $300,000–$399,999 range, accounting for 228 sales or 25% of all detached transactions. Homes between $400,000 and $499,999 were close behind, accounting for another 22%.

The luxury market was active as well, with 16 homes selling for $1 million or more, including one that sold for more than $2.3 million.

August 2026: What’s Happening With Winnipeg Condos?

Condo prices continued to hold up well despite a noticeable slowdown in sales.

There were 164 condominium sales across the market region in August, down 19% from last year. However, the average condo price increased 2% to $283,715. Active condo listings were also up 10%, giving buyers more options. 

Within Winnipeg specifically, there were 149 condo sales at an average price of $279,672, which was 3% higher than last August.

Year-to-date, the average condominium price reached a record $288,834, up 3% from 2025 and 5% above the five-year average. 

Downtown Winnipeg had the most condo sales during August, followed by Osborne Village. The most active condo price range was $200,000–$299,999, accounting for 35% of all condo sales. 

What Does This Mean for Buyers?

August brought some welcome news for buyers: more selection.

With overall active listings up 13% and detached inventory up 19%, buyers may have more opportunity to compare properties and take their time than they did in tighter market conditions.

That doesn’t mean competition has disappeared. Well-priced homes in desirable neighbourhoods and popular price ranges can still attract significant attention. However, the increase in inventory may give buyers a little more breathing room when making one of their biggest financial decisions.

What Does This Mean for Sellers?

Prices remain strong, but August’s numbers also show why pricing correctly from the beginning matters.

There are more properties competing for buyers’ attention, while overall sales are lower than they were a year ago. Sellers shouldn’t automatically assume that record year-to-date average prices mean every property will sell quickly or above asking.

Good preparation, professional marketing and a pricing strategy based on recent comparable sales are especially important in a market with growing inventory.

August 2026 Real Estate Market Report: Looking at the Bigger Picture

Through the end of August, 10,086 MLS® sales had taken place across the Winnipeg Regional Real Estate Board market area, down 6% from the same period in 2025. Residential detached sales were down 7%, while condo sales were down 10%.

Despite that slower sales activity, prices have remained resilient. Both detached homes and condominiums have posted record year-to-date average prices, making August another example of a 2026 market where fewer homes are changing hands but property values remain relatively strong.
